Why an ordinary drop screen fails here
A loose drop screen or an ungoverned outdoor blind flaps and works its way out of its guides the first time the south-easter or a winter north-westerly gets under it — which, on an exposed Mouille Point balcony, is most weeks of the year. A zip screen welds the fabric edge into a zipper that runs captive inside an aluminium channel on both sides, so it holds real tension in wind that would defeat a standard screen. That weather does not stop at our own strip: Green Point sits on the same open coast, with no ridge or headland between a balcony and either wind. What does change is height. The higher the floor, the harder a gust arrives, so a screen for a high-floor flat in Sea Point gets a stronger wind rating specified than the identical screen would at street level.
What it actually gives the balcony
Closed, a sunscreen-mesh zip screen cuts wind, glare and UV while keeping the sea view through the weave — the closest thing to an outdoor room this apartment stock gets without permanent building work. A clear PVC panel option seals the same opening against wind and rain when you want the space usable on a cold, blustery evening rather than shaded on a hot one.
Sectional title, and the approval it needs
A zip screen is visible from outside the building, so on almost every Mouille Point block it needs body corporate or managing agent sign-off before it's fitted — channel colour included. We ask about your building's specific rules at the first call and build the approval step into the timeline rather than turning up to install and finding out it's needed.
Where the pricing sits
Zip screens are worked out on screen area. R2,800 to R4,500 buys a square metre of manual screen, fitted, with the mesh and the height of the drop placing a balcony opening inside that. Motorised, R4,000 to R6,000 buys that square metre — and on a balcony over head height with wind in the brief, that is where nearly everything here lands.
A narrow screen still wants its own side channels, headbox and marine-grade fixings, so small openings bill at a minimum. Use the spreads to size the project: each opening is costed separately, on paper, with the body corporate approval settled before anything is ordered.
- Sunscreen mesh or clear PVC fabric options
- Zipped aluminium side channels, colour-matched to the building
- Motorised as standard on wide spans, with wind-sensor retract
- Body corporate approval checked before the order is placed
